Eight Floor Systems — How Specifiers Evaluate Them
Material selection at specification stage determines every performance outcome downstream — acoustic behaviour, maintenance liability, longevity under traffic loading, and the visual register of the finished interior. This reference distils 48 years of Floor Experts Ghana installation experience into a working framework for architects, interior designers, and procurement officers who need a reliable comparison across the eight premium specialty floor systems most commonly specified in Ghana’s institutional and residential sectors.
1. Engineered Hardwood
Engineered hardwood remains the benchmark for premium residential and boutique hospitality interiors. A cross-ply timber core stabilises dimensional movement under humidity variation — a critical performance property in Ghana’s climate — while the wear layer delivers authentic wood grain character. Specify acoustic underlay as standard to satisfy residential and hotel-room noise criteria.
Appropriate for: Premium residential, boutique hotels and lodges, executive office floors.
2. Luxury Vinyl Tile (LVT)
LVT’s specification credentials have matured substantially. Contemporary specification-grade LVT — 5mm wear layer minimum, click-lock or glue-down format — withstands high foot-traffic corridors while presenting convincing wood or stone aesthetics. Waterproof core construction makes it the appropriate choice wherever subfloor moisture risk is present.
Appropriate for: Healthcare specialty clinics, retail chain rollouts, hospitality service corridors.
3. Polished LVT
A refinement on standard LVT, polished LVT incorporates a UV-cured surface treatment that sustains a high-sheen finish without waxing regimes. Retail and front-of-house hospitality spaces benefit from the visual return — the floor reads premium under artificial lighting — while maintenance costs remain lower than natural stone alternatives.
Appropriate for: Retail flagship stores, restaurant front-of-house, café concourses.
4. Premium Carpet — Broadloom
Specification-grade broadloom carpet introduces acoustic mass that hard-surface systems cannot replicate. In open-plan office fit-outs, a 40oz or heavier commercial broadloom — installed over a high-density acoustic underlay — reduces ambient noise transmission and supports staff concentration. Stain-resist fibre treatments are standard at this tier; client maintenance protocols should be specified at handover.
Appropriate for: Premium office fit-out, boardrooms, international school libraries.
5. Carpet Tiles — Modular
Modular carpet tile carries a practical institutional argument: individual tile replacement when localised wear or staining occurs, without full-floor reinstatement. For retail chain rollouts where trading continuity is non-negotiable, carpet tile is the operationally correct specification. Pattern-run options allow bespoke layout designs that reinforce brand identity at floor level.
Appropriate for: Retail chain rollouts, educational institutions, open-plan offices.
6. Solid Hardwood Strip
Solid hardwood strip flooring carries a heritage register that engineered formats cannot fully replicate. Because the board is full-thickness timber, it accepts multiple refinishing cycles across its service life — a long-term value argument for premium residential clients and boutique hotel owners who anticipate a multi-decade ownership horizon. Subfloor preparation must achieve absolute flatness tolerance before installation commences; moisture readings are taken and documented prior to any board being laid.
Appropriate for: Premium residential principal rooms, boutique lodge reception areas.
7. Vinyl Composite Tile (VCT)
Vinyl composite tile occupies a distinct specification niche: extreme durability under institutional traffic loads, at a weight of clinical and educational environments. VCT’s performance credentials are well-documented across decades of healthcare and school installation. Regular buffing maintains surface sheen; the maintenance programme should be incorporated into facility management contracts from day one.
Appropriate for: Healthcare specialty clinics, educational facilities, back-of-house institutional areas.
8. Acoustic Underlay Systems
Underlay is not a material afterthought — it is a specification-grade performance layer. The underlay system governs impact sound reduction (ΔLw), thermal resistance, and subfloor levelling tolerance. Floor Experts Ghana specifies underlay in conjunction with the surface system as a composite floor build-up, not as a secondary procurement item. Manufacturer-warranted installation requires the correct underlay pairing; substituting underlay to reduce cost voids the surface warranty.
Appropriate for: All specialty floor systems in multi-storey residential, hotel, and office installations.
Subfloor Preparation — The Non-Negotiable Prior Condition
Every system referenced above performs to specification only when the subfloor is correctly prepared. Floor Experts Ghana’s installation protocol mandates moisture testing, flatness assessment, and remediation sign-off before any specialty floor material is introduced to site. Forty-eight years of practice has produced a consistent finding: the majority of post-installation performance failures are subfloor-origin, not material-origin. Preparation is not a preliminary — it is the foundation of the warranty.
