A Tier-1 bank occupying a prestige address in Accra’s Ridge District commissioned a complete flooring replacement across its executive boardroom and senior leadership suite. The brief was unambiguous: the floor had to carry the visual weight of a boardroom where governance decisions are made, hold up under continuous institutional foot traffic, and meet the acoustic standards a confidential deliberation environment demands.
Specification Challenge
Ridge District addresses impose a particular discipline. Heritage building fabric — ageing screed, minor differential settlement, embedded services dating to an earlier construction phase — frequently presents subfloor conditions that cannot simply be overlaid. Initial assessment revealed levelness deviations of up to 9mm across the boardroom footprint, screed delamination in two zones adjacent to the window wall, and moisture readings inconsistent with direct hardwood bonding.
Beyond substrate, the acoustic specification was non-negotiable. A boardroom operating at this tier cannot afford flutter echo or impact transmission to floors above and below. The acoustic underlay had to perform across both wood and LVT zones without creating a visible transition inconsistency at the threshold.
Approach

Adjoining corridors and the executive reception transition zone were specified in luxury vinyl tile (LVT) — a stone-effect plank in 600×300mm format, glue-down method, providing the durability and maintenance profile a high-traffic corridor demands while holding design coherence with the boardroom threshold.
All installations were completed under manufacturer-warranted installation protocols. Phasing was agreed with the client’s facilities management team to ensure no disruption to live banking floors.
